- Please do your homework before making any definitive decisions. This means researching market prices, to get a good idea of what different properties cost in Murcia / Costa Calida, and what factors influence those prices. This will guide you in your purchasing decision.
- The dream of owning a property in Spain needs to be balanced by practical considerations. Be honest with yourself when deciding what kind of Spanish property you need. Wishful thinking alone will lead to poor decisions.

Appoint an English speaking Spanish lawyer in the area where you buy your property that is independent of your chosen developer.- Never sign a contract or pay a deposit before carrying out appropriate due diligence, or getting the all clear from your appointed lawyer.
- Never forget the old adage – let the buyer beware. We suggest that you retain a healthy scepticism of the claims made by people whilst they’re trying to sell you their Spanish property.
- Never allow yourself to be pressurised into any purchase decision. If you’re not sure, continue your search, until you are.
- Make sure your financial position is clear before paying a deposit, as failure to do so could result in you loosing your deposit.
- Make sure you understand the tax obligations of an owner of Spanish property. Although property taxes on property in Spain are low, if you fail to pay them, there is a risk, however theoretical, that your property will be confiscated and sold off to pay them.
